Specifications include, but are not limited to: 1. Inspections: Vendor must complete inspections on all Elevator/Escalators covered under this Contract. Wiring diagrams, blueprints, or any equipment or parts thereof shall be provided to the Vendor; but shall remain in the possession and control of the Agency. a. Elevators: Elevators shall be maintained according to the procedures and at the intervals recommended by the Manufacturer. Such Maintenance support may include, but not be limited to, the following: i. Traction Elevators (Monthly): 1. Inside of Car: Vendor shall at minimum: a. Examine the interior of the elevator car for damage to the walls, ceiling, and handrails. b. Examine the position indicator lights and chimes; replace any burned out lights and replace any non-functioning chime. c. Operate the elevator going up and down and check the leveling accuracy, acceleration, and deceleration. Make any adjustments deemed necessary. d. Check to make sure that the door moves smoothly and does not slam or bounce. Adjust as necessary. e. Make sure the door restrictor operates properly and make any necessary repairs. f. Test Elevator Telephone to insure ring through to Security Office. 2. Hall Stations: a. Check the hall stations and lights and replace any burned out lights. b. Inspect the door panel and clearances. c. Inspect Elevator Key Switches for proper operation, adjust and tighten as necessary. d. Clean and dispose of debris found in Hall Station door tracks e. Test the Phase 1 Firefighters’ Service for proper operation. 3. Top of Car: a. Vacuum dust from top of car b. Replace burned out lights. Check inspection controls c. Check Cabling Hardware on car top for wear or damage, tighten nuts or service as necessary. d. Check that car top hatch is secure. 4. Machine Room: a. Broom Clean Machine Room Floors and properly dispose of dust and debris. b. Check Elevator Controllers for proper operation and note any new error codes. Adjust as required for proper operation. c. Check Traction Motors for signs of insulation deterioration, bearing overheating, and brush wear. d. Check Drive Machine/Sheave linkage to motor, safety brake operation, and safety break pad wear, Oil bath depth and adjust as necessary. Clean any spilled oil and properly dispose of oily rags in a safe manner. 5. Stage Lift (Monthly): (Note: Vendor will need to check production schedule prior to inspection to ensure that an event is not scheduled in the Theater at the same time and day.) a. Machine Room: i. Check controls and relays for proper operation. File contacts and adjust or replace as needed. ii. Check hydraulic oil reservoir and add clean oil as needed iii. Check pumps and piping for leaks; correct or repair as needed. iv. Clean up and remove any spilled or pooled oil and safely dispose of and/or recycle. v. Properly dispose of any oily rags or other debris in a safe manner. b. Lift Pit: i. Broom clean floor and properly dispose of dust and debris. ii. Check Lift Piston Seals, packings and wipers for wear or excess leakage and replace as needed. iii. Check Hydraulic piping for leaks or deterioration and repair as needed. iv. Check Lift Piston sump pumps and sumps; pump out any waste oil and safely dispose of or recycle. Repair or replace sump pumps or sump pump piping/tubing as required. c. Lift, Lift Button Stations, Safety interlocks: i. Operate lift from a different Lift Button Station (Stage Left, Stage Right, Lift Floor) each month to ensure proper operation. Repair as necessary. ii. Operate lift so that a stop is made at each level (Stage Level, House Level, and Trap Room Level). Check for Proper leveling and schedule to adjust or replace floor stop switches if required. iii. Check lift access door safety interlocks and doors at Trap Room Level and Pit Access to verify proper operation. Adjust, repair, or replace as needed. iv. Inspect lift guide shims and rails for wear; adjust or replace as needed. Grease lift guide rails as needed.
