The responsibilities and tasks of the selected qualified contractor shall include, but not be limited to, the following: A. Facilities Condition / Needs Assessment – Evaluate and document the current condition of NOI-owned facilities and grounds (as outlined in Appendix A – NOI PROJECT SITES), and develop a plan identifying short and long-term maintenance, repair, and replacement needs, along with recommended upgrades and preventative maintenance recommendations. Results from the initial assessment shall be provided to NOI within 90 days of the contract start date. B. Inventory of Maintainable Equipment/Systems/Vehicles – Develop an up-to-date inventory of all maintainable equipment/systems within each facility detailing the projected life expectancy of and other pertinent information about such equipment/systems. In addition, an inventory of agency vehicles that includes condition life expectancy and a routine maintenance schedule. C. Full Service Facility Maintenance and Repair Services – Provide full service facility maintenance and repair services, including sourcing, managing, and monitoring qualified providers to ensure requested services are rendered in an efficient and effective manner, consistent with NOI expectations, industry standards, and relevant laws and regulations.
