Specifications include, but are not limited to: The Town of Weston, acting through its Town Manager, invites qualifications from Architects/Engineers/Designers to prepare a High School/Middle School Campus Master plan study, “Study”, for the Weston Public located at 444 Wellesley Street and 456 Wellesley Street, Weston, MA. The Study shall include the following: Conditions Assessment & Repair Needs - It is the intent of the Study to understand the current condition of the High School/Middle School (HS/MS) facilities, the systems that need to be upgraded to meet code, and the general cost to do so. • Existing Conditions Assessment –the consultant shall examine all available drawings reports and pertinent information on both the existing HS/MS. The consultant and their sub-consultant team shall prepare an evaluation report of both facilities detailing the base repair requirements for each building individually. • Code Report – the consultant shall prepare a code report detailing the building code required upgrades at each building, including but not limited to the new Massachusetts energy codes, upcoming revisions to the Architectural Access Board regulation and the recent revisions to the Massachusetts plumbing code and the IEBC as it relates to future potential renovation work at each building. • Life Cycle Cost – the consultant shall examine the building elements and systems and provide reasonable estimates of remaining useful life for each. • Repair Cost Estimate – the consultant shall prepare a base construction cost estimate that will include the costs to fully repair any broken or damaged elements, to bring the buildings up to current code and upgrade systems and components as required to extend the useful life of the HS/MS buildings out 30 years. No program changes are to be included in this estimate. • Site Analysis for New Construction – the consultant shall prepare a base site analysis of the existing HS/MS site to determine the property’s viability for new construction, this analysis shall include setbacks, zoning, wetlands, and any other restrictions that may exist on the property.
