Specifications include, but are not limited to: 10. QUARTERLY SERVICES SHALL INCLUDE THE FOLLOWING: A. Check compressor oil level and add oil. B. Check and record oil pressure, suction and discharge pressures, correct them (semi hermetic only). C. Stop compressor and examine the seal for oil leakage. Test the entire refrigeration system with a halide torch or other acceptable means. D. Check all motors and fan shafts for adequate lubrication. Lubricate per manufacturer’s recommendations. E. Check entire system for any abnormal sounds or conditions. F. Examine machinery bases for loose anchor bolts and tighten. G. Check heating system combustion safety controls for proper operations and adjust them. H. Pump down systems and ensure the low pressure cut-out controls stop at the proper pressure. Run compressor without condenser and make sure the high pressure cutout control stops the compressor at the proper pressure. I. Lift, by hand, all relief valves or pressure vessels, boilers or heaters and report any malfunctions to the Facility Supervisor. J. Check all heating system piping for leaks. K. Inspect ventilating fans, bearings, oil rings and belts for alignment and excessive vibration. L. Check damper motors and settings. Blow or clean debris from motor windings. M. Check fusible linkage and all fire dampers. N. Clean out soot, dirt and scale from heating system bumpers and flues. O. Check and clean condenser and condenser coils. P. Test all controls and adjust those that are not factory preset. Q. Check the condition of all filters and advise the Facility Supervisor if the filter changes are not being made at the proper intervals. R. Check and clean all air intake and discharge screens. S. Check and clean all SA diffusers and return air grills. T. Check all belts for wear, proper tension, and alignment. Replace worn or defective belts. U. Check all pulleys and sheaves for tightness on the shafts and, if loose, properly realign and tighten. V. When belt guards are removed, ascertain that they are properly and securely replaced. W. Measure voltage and amperes of the units. Determine if the electrical supply is adequate. X. Tighten all electrical connections and inspect all starting equipment for burned contacts. Inspect all electrical wiring for deterioration. Y Check thermo couplings. Z. Check and clean thermostats. AA. Check the condition of all drains and be sure they are free from obstruction. BB. Check the high capacity filter and replace. CC. Furnish filters, fan belts, water treatment chemicals, compressor oil, cleaning rags, oil/grease and Freon. 11. QUARTERLY AIR CONDITIONING AND HEATING SYSTEM MAINTENANCE AND INSPECTION TASKS A. FOR CONDENSING UNIT(S) 1) Inspect air conditioning system for refrigerant and oil leaks. 2) Clean outdoor coil if dirty. Comb fins. 3) Measure and record compressor amperage draw. 4) Measure and record suction and discharge pressures. 5) Measure and record suction superheat temperature. 6) Measure and record outdoor fan motor amperage draw. 7) Adjust refrigerant charge as needed. Add oil per manufacturer’s recommendations. 8) Lubricate outdoor fan motor (if applicable). 9) Inspect outdoor fan blade for cracks, corrosion and defects. Clean as necessary. 10) Inspect cabinet for organic matter, corrosion and defects. Clean as necessary. 11) Inspect compressor overloads, overheat, high and low- pressure safety devices. 12) Inspect and verify the operation of compressor crankcase heaters (if applicable).
