Specifications include, but are not limited to: furnish all material, labor, supervision, tools, supplies and equipment necessary to provide full maintenance service, adjustments, tests, parts or component replacements, and repairs to keep the elevators in continuous use at their established capacity and efficiency and for their intended purpose. The Contractor shall also perform all required inspections of the units, no less than annually. The scheduling, frequency, and performance of all maintenance service procedures, repairs, and inspections shall be carried out in accordance with established industry procedures, such as those established by the American National Safety Code for Elevators, Dumbwaiters, Escalators, and Moving Walks, and in compliance with all state and local safety requirements and all applicable manufacturer's instructions. Written reports of all required safety inspections shall be furnished to the City Facilities Director as soon as such reports are completed. Alternate #1: Remote Monitoring Coverage: • The Contractor shall remotely monitor equipment performance • The Contractor shall perform an annual inspection of the equipment • The Contractor shall perform additional inspections at City’s request, authorization, and agreement to pay Contractor at City standard billing rates, when Remote Monitor System output indicates the necessity for such inspections • The Contractor shall, upon City request, provide City with a proposal for necessary repairs at Contractor’s standard billing rates • The Contractor shall perform safety testing
