Specifications include, but are not limited to: PREVENTATIVE MAINTENANCE: Contractor shall perform a monthly air filter service, quarterly maintenance service and annual inspection as required by the manufacturer recommendations. All preventative maintenance calls will be performed during regular working hours defined as 7:00 a.m. – 3:30 p.m. and regular working days defined as Monday – Friday, unless otherwise specified. Service Technicians shall check in at the front office upon arrival for a visitor pass before any work can be done at site. Prior to leaving site, service technician shall return visitor pass to front office. Lift equipment is NOT provided by STPSB Maintenance Department. Where a lift is required, it is the responsibility of the contractor to provide such equipment. Fontainebleau Junior High will require a lift. MONTHLY AIR FILTER SERVICE Contractor shall furnish and replace all disposable filters. Disposable filter type shall be as per manufacturer recommendation. Contractor is responsible for dating all filters that are replaced during the monthly service and shall write that date on which it was replaced in black ink. Contractor is responsible for discarding of disposable filters. Contractor shall clean all washable filters. If washable filter is damaged contractor must furnish and replace with new washable filter as per manufacturer recommendation. Contractor shall complete a monthly air filter replacement report/record for each VRF system. a. Furnish and replace disposable filters b. Clean washable filters QUARTERLY ROUTINE INSPECTIONS The scope of the routine preventive maintenance program shall include, at a minimum, the following: a. Complete a routine inspection report b. Complete a system log/report c. Check controls and equipment for proper operation. d. Check for unusual noise or vibration. e. Check evaporator coils, evaporator drain pan, blower, motor and drain piping, clean and flush if necessary. f. Check electrical wiring and connections; tighten loose connections. g. Inspect fan(s) or blower(s) for bent blades or imbalance; repair or replace as needed. h. Lubricate shaft and motor bearings as per manufacturer’s recommendation’s. i. Inspect piping and valves for leaks, tighten connections as required and repair if necessary. j. Check refrigerant pressure and oil levels; add if substances are low k. Measure condenser fan motor voltage/amperage and compare to data tag on motor l. Measure compressor motor voltage/amperage and compare to data tag on motor m. Check accuracy of temperature sensors (if applicable)
