Specifications include, but are not limited to: Contractor shall perform quarterly preventative maintenance checks on all Boilers and Tankless Heaters within the City of Mesa, to service multiple sites simultaneously, as required, and in emergency situations. Contractor shall work with a City Facilities representative to ensure all systems are working together properly. Contractor shall determine alarm shut-off or re-set protocols before alarm events and provide timely scheduled and unscheduled repairs for the service request of the equipment. Inspections shall be performed per State Code R20-5-404 (minimum standards for Boilers and Lined Hot Water Storage Heaters) and include the below listed tasks. Contractor shall provide a boiler inspection report for each boiler, listing all items checked, identifying any system or part that failed inspection and cost to bring the boiler back into a safe operating condition as per manufacturer specifications. Contractor shall arrange all services with the appropriate City Facilities representative. Contractor must state a realistic and true time when they can schedule work to be completed. All calls for service must be returned by Contractor within one (1) hour of the initial phone call being placed by City staff. QUARTERLY PREVENTATIVE MAINTENANCE: The following is a minimum, but shall not be limited to, list of tasks that are to be performed on a quarterly basis: Boilers: Open, clean and inspect the fire side and the water side of all boilers. Check fire side for soot build up and refractory condition. Remove and clean burners, inspect for heat damage, and re-install. Check circulation pumps for leaking seals, lubricate bearings and clean cooling air passages. Reassemble the boiler and perform the flowing testing: Check relief valve & drain for proper size, capacity, pressure, freedom of operation, flow and complete seal – no leaking. Check gas valves for proper operation and complete seal off (no leaking when shut). Check gas pressure regulator for proper operation – maintaining constant gas pressure. Test burner controls for proper operation, insure manual reset control set 20°F or more above operation control. Calibrate the air/fuel mixture with a “Combustion Analyzer”.
