Specifications include, but are not limited to: 2. Scope of Work Windows were replaced 10 years ago; most of the replacement windows do not operate correctly, therefore all windows must be removed and replaced according to these specifications. The rear sliding glass door must be removed and replaced with a new glass sliding unit. Remove existing window sashes and trim as necessary to install new double pane vinyl replacement windows. Install new exterior/interior trim as necessary for a complete installation. All debris generated by the work shall be hauled off to a legal disposal site. This can be reviewed and assessed during the pre-bid meeting. 2.1 Field Conditions and Quantities A field visit to the house by the contractor is encouraged so that they will be aware of all field conditions and quantities needed to complete the project. The contractor will be responsible for repairing any damage to fencing, yard, or other structures damaged during the work. 2.2 Clean-Up The contractor shall protect interior floors from damage during the work. Daily clean-up will be required at the end of each day. Final cleanup of work areas must be done after all work is complete; this may include vacuuming, dusting, mopping, cleaning glass or sweeping. 2.3 Contractors Responsibility The contractor will be required to verify all quantities and field measurements. The contractor will provide all necessary fasteners, tools, materials, and equipment necessary to complete the work. Damage to existing surfaces shall be repaired to same condition prior to being damaged. Contractor must provide temporary on-site sanitation facilities. 2.4 Replacement Windows New vinyl replacement windows shall be double pane and have a U factor of .32 or better. The type of window shall match the existing window (i.e. single or double hung). Screens must be included with windows. Replacement windows shall be manufactured by one of the following: • JELD-WEN Builders Vinyl (V2500) • Milgard V459 Homemaker Series • Harvey Windows Slimline • Pella Encompass Alternate window manufacturers that are equivalent to manufacturers listed above will be considered. Bidder shall be responsible for submitting documentation of proposed alternate manufacturer prior to pre-bid meeting. The window color shall be selected by the owner from the manufacturer's standard color options. 2.5 Installation of Windows Windows shall be installed in accordance with manufacturer's printed instructions. When removing existing windows, protect existing surfaces that are to remain. All windows, trim, and glass shall be disposed of properly and legally. If for any reason a window cannot be installed at the end of the work day, the contractor shall take measures to keep the home secure until window installation. Remove all loose debris from window opening. Verify surfaces and framing members are in a condition acceptable for installation of the widow. The City representative shall be notified if any deficiencies discovered. Replacement windows shall be installed square and plumb and operate smoothly. Provide locks on all windows. Install child-resistant hardware when required by code. All gaps between windows and framing shall be sealed with non-expanding foam. Install caulking along window frame and exterior finish material. Caulk all joints on newly installed interior trim and paint to match existing. Provide all exterior and interior trim and flashing for a weathertight, complete, and finished appearance. 2.6 Sliding Glass Door The existing sliding glass door and frame must be removed and disposed of properly and legally. Install a new vinyl or vinyl-clad sliding patio door. Door shall include locking hardware and a foot lock (locks and releases with foot). Provide and install sliding screen for patio door. Approved manufacturers include: • Pella 250 Series Sliding Door • Jeld Wen Premium Vinyl (V-4500) • Stanley Glacier Patio Door Glass shall be double pane argon insulated and tempered. New sliding patio door shall be installed in accordance with the manufacturer’s installation instructions. After removal of existing sliding patio door and frame, examine surfaces for rotten or deteriorated wood. Remove loose debris in opening and set threshold of sliding door in silicone caulk. Door shall be set true, plumb, and square so that the sliding door operates smoothly and easily. Caulk with related backing materials all adjacent exterior surfaces where sliding door frame abuts exterior siding/brick. Install brick mold trim on the outside, caulk, and paint as necessary. Fill space between door frame and framing with low expansion window and door foam. Install new door trim, caulk, and paint. Touch up, repair, or replace any surfaces damaged during the removal and installation of patio door. Installation shall be completed with a finished look.
