Specifications include, but are not limited to: a. Rehabilitation of front porch(s): i. There are two porch landings for this building as it was a former duplex. Both landings are made of wood and have rotted and warped over time. ii. We will build a new porch/deck that spans the front of the building and serves as a comfortable sitting area for Beer Garden guests. It would create a neighborhood friendly aesthetic. iii. New porch materials would be weather resistant and durable yet maintain the character of the building. The porch would be larger in scale to be functional as a sitting area. Total porch area will be approximately 414 sq. ft. Suggest using Trex or equivalent quality. iv. Add a sitting deck on the South side of the house up to the chain link fence. South deck will be the same elevation as the porch areas and would be ADA accessible from the parking lot. Total deck area would be approximately 108 sq. ft. Suggest using Trex or equivalent quality. b. Repair and Restore Pillars: i. The pillars and railings for this structure are made of composite. We would like to repair, restore, and paint the existing pillars. ii. Railings are not required at this height. In place of railings, we will build “drink shelves” where indicated on the drawings.
