Specifications include, but are not limited to: The general services listed below shall apply to the systems and equipment as shown on the Equipment List. 1. Inspect the direct digital control system. 2. Analyze/verify the performance and sequence of operation for each air handling unit 3. Repair covered parts as required to restore sequence operation. If parts cannot be repaired a quotation will be given to the Physical Plant Director for approval. 4. Analyze building setup to confirm the basic design and setup satisfies individual building needs to include calibration of temperature and humidity sensors. 5. Any modification in sequencing that may affect energy efficiencies must be reported in writing to the Physical Plant Director and Public Works for review/approval. 6. Analyze alarms or errors in system troubleshoot and make corrections or repairs. 7. Perform any necessary preventative maintenance 8. Verify Zone DDC controllers. 9. Minor adjustment of linkage will be covered by the contractor. 10. Inspect front end workstation for proper operation 11. Provide on site training of new maintenance personnel 12. Ensure all UPS are on line and working 13. Maintain a binder/folder of PM checklist services, needed repairs and recommendations of improvements to equipment that will be kept on site at each workstation and in the Maintenance Office. 14. Install and maintain remote monitoring support for multi users.
