Specifications include, but are not limited to: NKU wishes to enter into a contract with a service provider (herein referred to as offeror), to provide general maintenance workers for routine repair and maintenance of student residential buildings on campus. This intent is to have dedicated staff who would conduct routing repairs as directed by NKU, at an agreed upon price. Maintenance work to be provided shall include, but is not limited to, the following: ▪ Plumbing. Maintenance of all plumbing components, fixtures and equipment, including repair and maintenance of domestic cold/hot water systems, toilets, urinals, sinks, drinking fountains, sumps, water lines, and drains. Also includes operation, inspection, and maintenance of all boilers and hot water heaters in the service locations in accordance with applicable local, state, and federal laws, rules, regulations, and ordinances. ▪ Electrical. Maintenance of electrical and lighting components, fixtures and equipment, including troubleshooting and repair of ballasts, lights, photocells, clocks, electrical outlets, light switches and controls, electric restroom fixtures, kitchen appliances, electrical panels, and automatic doors. Also manage utility outages including restarts following outages. ▪ HVAC. Operation, inspection and maintenance of heating, ventilation, and air conditioning (HVAC) systems. Includes cleaning of all machinery and equipment in boiler, fan, and air compressor rooms and all building systems’ mechanical equipment. Also includes maintenance of HVAC equipment, boilers, chillers, unit vents, and R.T.U’s exhaust fans on a regularly scheduled basis and troubleshooting and repair of chiller and boiler systems.
