The Department would like to construct a new maintenance building that consists of an area that can be utilized for moderate vehicle repair, wood working, welding, painting, and other functions complementary to the parks system. The maintenance building should also include a private office, break area and restroom/shower facility. 2.3.1 Development of a design for a new maintenance building with office, break room, restroom/shower facility, etc. The proposal must consider appropriate times to meet with Department staff to develop preliminary floor plan options and building location. When developing the final floor plan consideration should be given to optimizing building location and floor layout for operational requirements and the following sustainable design concepts: make appropriate use of the land; use water, energy, lumber and other resources efficiently; enhance human health; create an efficient and functional design that is aesthetically pleasing and complements the natural setting; conserves plants, animals, endangered species and natural habitats; protects agricultural, cultural and archaeological resources; is pleasant to be in; is economical to build and operate; and utilizes alternative energy approaches where cost effective, appropriate and desirable. 2.3.2 The Proposer is required to provide the following: estimated project cost, project vision articulation; site and resource analysis, project programming; contract documents including bid document preparation, schematic design; design development; construction oversight of the general contractor; building commissioning and close-out. 2.3.3 Proposer must include civil, landscape, well, septic, structural, HVAC, electrical, plumbing, fire protection, interior, and exterior architectural engineering. 2.3.4 Proposer must provide services necessary to complete all required construction documents including approved state plans, engineering services, bid documents, project / construction oversight, project closeout and any other services the Proposer anticipates will be needed by the County.
