The project consists of approximately 24,000 GSF, 1 story addition and approximately 11,000SF renovation of the single-story Community and Technical College building. The addition will house Automotive, Welding, Gunsmithing shops and Firearms Testing Range. The renovation will reconfigure spaces into Automated Systems Technology, Integrated Manufacturing, Flex Build, Nursing Simulation labs and toilet rooms. The scope includes technical and trades equipment to be Contractor Furnished, Contractor Installed (CFCI) and some equipment currently in use to be Owner furnished, Contractor Installed (OFCI). The project is subject to State of Minnesota B3 and SB 2030 V3.2 requirements. A ground-mounted photovoltaic array and under-slab radon mitigation system is included in the work. The project also consists of a new Storage Building, demolition of the portable classroom, and relocation of the Welding Trailer and dust collector to function until the new construction is completed. Construction is to be completed in phases to coordinate with the college calendar. Phase 0 is to be completed Summer 2024; Phase 1 by Summer 2025 and Phase 2 by Spring 2026. Procurement of long lead items may start in Phase 0 and be completed in Phase 1. Vehicle access from the existing Auto Shop, Storage Building, and the Auto Yard must be maintained through the construction site during the school year until Phase 1 is completed. Two base bids are required. The cost of some mechanical work and related must be paid from a separate funding source and tracked separately. This work is defined in Base Bid Two. Base Bid One is all work that is not assigned to Base Bid Two.
