Construction of a new building (approximately 45,000 SF) at the intersection of Brattleboro's Main Street and the Whetstone Brook, which will contain museum galleries, retail, cafe, and upper-story apartments; ? Renovation of the Arch Street building (approximately 4,400 SF), a 19th-century brick industrial building located adjacent to the site of the new building, at the confluence of the Whetstone Brook and the Connecticut River, which will contain museum galleries, classrooms, and artist studio/workshop space; ? Renovation of BMAC's current facility, Brattleboro's 1915 Union Station building (approximately 9,600 SF), in order to improve the entry sequence and accessibility, and to better accommodate performances and events; and ? Construction of a pedestrian bridge spanning the Whetstone Brook, linking the new building to a crosswalk providing access to the Union Station building. BMAC and M&S are partnering as co-developers on this project, with the expectation that upon completion M&S will own the apartments in the new building, and BMAC will own the remainder of the new building, as well as the Arch Street and Union Station buildings. Total construction cost is projected at $16.5 million. M&S Development is an affiliate of Stevens & Associates (S&A), an architecture and engineering firm in Brattleboro, Vermont, and it is expected that S&A will be responsible for certain elements of the architectural and engineering design, to be determined in consultation with the selected firm. BMAC, M&S, and S&A look forward to collaborating with an architecture firm that will unlock the potential inherent in the project's exciting combination of access to Brattleboro's thriving Main Street and downtown commercial district, frontage along the cascading Whetstone Brook, views of the Connecticut River and Mount Wantastiquet, and historic architecture.
