Specifications include, but are not limited to: EXTERIOR SITE Scrub Tree: Remove the existing scrub tree at the Northeast corner of the house. EXTERIOR HOUSE Roof Replacement: Tear off all layers of existing shingles and replace the entire roof. Replace any underlying rotten or damaged roof sheathing, and install 7/16" OSB sheathing over the entire deck. Install 'W' flashing at all valleys. Provide ice and water shield a minimum of 3 feet wide at all roof edges, and valleys, install synthetic roofing felts, and metal drip and apron flashing. Install new roof vents per code. Provide all necessary flashings, and minimum 30 year dimensional shingles. Soffit and Fascia Repairs: Repair/replace the damaged gable and boards, and install matching replacement metal wraps where missing. (East façade.) Front Entry Stairs: Install 4x4 wood posts at each side of the stairs, to re-support the existing stairs. Install new wood guardrails at each side, and handrails. Re-level the stair structure. Chimney Repairs: A.) Reflash the chimney with metal flashing color matched to the roof. B.) Tuck point the chimney with Type "N" soft mortar, with a high lime content. (Option: parge the entire chimney. C.) Replace the chimney cap and broken/missing flue. D.) Install a metal rain cap with a bird/bug screen. INTERIOR GENERAL Plaster and Paint Repairs: Repair loose plaster and paint at all areas which possibly contribute to lead (Pb) contamination. Repair underlying structure to accept the patch, as necessary. All patches are to match the existing finish of the adjacent surfaces. Spot primepaint the patched areas. Noted Areas; 1.) The 1st floor Northeast room ceiling (one patch), 2.) The first floor North bedroom ceiling, 3.) Paint the exposed plaster in first floor pantry, 4.) At the rear stair first floor landing, repair the header over the second floor stair. Alarms: Install a combination smoke/CO alarm in the basement, first floor, second floor. All alarms shall be sealed battery, 10 year lithium ion units. Minor Electrical Repairs (Basement): A.) Secure the former fuse box (now junction box) shut with a threaded screw. B.) There is one location where "Romex" (non-metallic) wiring chases into/through a sheet metal HVAC duct. Replace this wire with BX or metal conduit, as required per code.
