Specifications include, but are not limited to: 1) The Contractor shall remove all roofing materials and repair any deteriorated decking and trusses with like materials. 2) The Contractor shall install new underlayment with ice and water shield on lower 3- feet of roof edge, new drip edge, valleys, plumbing boots and lay new architectural shingles with no valleys to be seen. 3) The Contractor shall install new vented Cedar Texture Engineered Treated wood soffits and fascia. They are to be caulked and painted with two coats of paint with colors chosen by park staff. 4) The Contractor shall replace the gable vents with like materials and address the sagging under gable on driveway side of residence. 5) The Contractor shall install a French drain across the front of the structure approximately 8-feet away. The Contractor should be aware that the water and electrical lines are located on the right front side of the residence. 6) The Contractor shall install a 6-inch K style gutter (color shall be chosen by park staff), gutter guards, and downspouts on the front of the structure and tie into the French drain. 7) The Contractor shall remove all moldy sheetrock on both restroom ceilings and wall between two closet ceilings and in A/C closet. A mold killer should be applied and allowed to dry before installing new sheetrock. All ceiling insulation in repaired area shall be replaced to match what was taken out. 8) The Contractor shall replace the sheetrock on the kitchen side of the dining room and any deteriorated framing. A mold killer should be applied and allowed to dry before installing new sheetrock. 9) The Contractor shall finish and paint all new sheetrock with two coats of paint to match existing. 10)The Contractor shall replace heater/vent/lights in restrooms. 11)The Contractor shall install new vanities and faucets in both restrooms, sized to match existing, and repair the leaking drain in front restroom. The wall tile shall be removed and walls patched and painted prior to installation. 12)The Contractor shall remove old mirrors in both restrooms and replace with new flat mirrors. The wall tile shall be removed and walls patched and painted prior to installation. 13)The Contractor shall install new vanity lighting in both restrooms. 14)The Contractor shall install new toilets in both restrooms. 15) The Contractor shall repair the flooring in dining room with like materials. 16) The Contractor shall remove ceramic tile from the laundry, kitchen, both restrooms, and repair any deteriorated decking with like materials. 17) The Contractor shall install new Armstrong or equal LVT flooring in laundry, kitchen, dining room, and both restrooms to manufacturer specifications. Color shall be chosen by Park Staff. New baseboards should be added where needed to match the rest of the residence. 18) The Contractor shall repair the leak on the kitchen sink. 19) The Contractor shall ensure that the HVAC unit has proper fresh air ventilation.
