Specifications include, but are not limited to: The Mechanical Plumbing Engineer Consultant shall provide all Design and Construction Administration services required including but not limited to the following: Preliminary - The engineering firm, under the direction of the Arizona Department of Administration (ADOA) will be responsible for the following supporting, evaluation and planning services: Inspection of Building Site – consisting of site surveys to research and review existing site conditions and restrictions, soil investigations as a reimbursable expense as well as on site investigation and field measurements to assess capabilities for best optimum usage. A Final Programming Document requiring ADOA written approval will be required prior to initiating the schematic and design development phases. Materials Research – consisting of the identification of potential skilled nursing facilities materials, systems and equipment available and suitable for alternative design solutions. Analysis of (State of the Art) methods and materials, which will reduce long-term operational costs and provide the highest level of functionality, security and reliability of systems. Statement of Probable Construction Costs – based upon current, historical or unit cost data, expected Project Delivery Costs along with reasonable contingencies. Life Cycle Costing of major system components to achieve long-term efficiency and security. Project Development Scheduling - preparation of an overall schedule for predesign services, decision making, design, documentation, and contracting and construction activities by respective building. All construction projects shall be designed to comply with applicable local construction codes and laws (A.R.S. § 34-461), along with the requirements of the State Fire Marshal's Office (A.R.S. § 41-2163), the Arizona Department of Administration, Risk Management Office (R2-10-201), the State Historic Preservation Office (A.R.S. § 41-861) and any required archeological clearances (A.R.S. § 41-844)...
