Specifications include, but are not limited to: Successful Proposer shall manage and operate property in a professional, high-quality manner through the term of the awarded contract. Services to be provided by the successful Proposer under the awarded contract will include, but are not limited, to the following: a) In cooperation with SmartPark, successful Proposer shall contribute to maintaining the property in a clean and safe condition according to generally accepted standards. b) Contract for electricity, natural gas, water, trash removal, cleaning, vermin extermination, and any other required service(s). c) Communicate and coordinate with tenants regarding building issues that will impact them (i.e., work on elevators, window washing, fire alarm testing). d) Provide access and/or escort vendors who need to perform work in occupied tenant spaces for example: technicians performing routine fire alarm testing. e) Provide 24-hour emergency response service for the property and its tenants. Immediately inform SmartPark’s designated point(s) of contact in the event of an emergency event or situation, including any structural fire, police action or other emergency situation that has occurred on or within the Property. f) Administer leases and enforce tenants’ leasehold obligations including maintaining current insurance requirements (certificate of insurance (COI) and additional insured endorsement (AIE). g) Collecting rent, utilities, property taxes and any other monthly operating expense reimbursements...
