Specifications include, but are not limited to: Interior Work A. Carefully demo entire interior of the unit including all cabinets, counters, tub, shower, toilets, windows, window coverings, built-in entertainment stand, etc. B. Plumbing: 1. Re-pipe the entire unit utilizing Pex due to failing, corroded, and outdated polybutylene piping. 2. Supply and install all new shut-off valves and supply lines for all new connections. 3. Replace all shower/tub manifolds. 4. Replace washer box manifold and pressure regulator. 5. Replace both toilets, one tall the other standard. 6. Plumb in all new faucets, sinks, and fixtures, (brushed nickel). C. Electrical 1. Check and replace loose, cracked, and/or damaged breakers at the panel, mark all. 2. Remove and replace all outlets and switches with decor-a style (Square body rocker style) receptacles and faceplates. 3. Install all new GFI outlets at all wet areas. 4. Remove and replace all lighting fixtures with new LED bulb units. 5. Remove and replace ceiling fans with light kits. D. Drywall 1. Scrape and remove popcorn ceiling in all rooms. 2. Float and sand ceiling for Santa Fee texture. 3. Address and repair seam seal at ceiling transition from master bedroom leading to living room. 4. Drywall where built-in entertainment stand was demo. (keep outlets) 5. Repair, float, tape and texture any and all drywall damage throughout the unit. E. Doors 1. Replace all door hardware with brushed nickel door handles and doorstops. 2. Install all new sliding closet doors with new upper and lower track system in all bedrooms. 3. Replace two damaged 6 panel doors.
