Specifications include, but are not limited to: The University requests interested Developers submit a Statement of Qualifications to demonstrate their experience, approach, and prior success partnering with a land-grant, research-intensive university known for its academic excellence and high-quality student experience. The New University Housing (NUH) & Graduate Housing (GH) Projects will be developed, operated, and maintained to achieve the stated objectives and be consistent with University expectations, as outlined in this document. The University is focused on enhancing and increasing the on-campus housing inventory through the development of three projects (1) a 500-bed undergraduate apartment-style community (four-bedroom single occupancy units) north of the Brookside Residence Hall, (2) 400-bed minimum of undergraduate apartmentstyle community (four-bedroom single occupancy units), north of Flagg Road, and (3) a minimum of 100 units of graduate & family housing providing a minimum of 200 beds (mix of studio, one-bed, & two-bed apartment units in one or multiple buildings). URI reserves the right, by mutual agreement, to execute a second project (Phase 2) of additional graduate units on the same site, south of Route 138, under the same terms as the original agreement as long as the Phase 2 agreement is executed within two years of the construction completion of the original contract.
