The construction of the Next Generation Residence Hall Project (the “Project”) at the University of Oregon in Eugene, Oregon. • Begin a multi-year multi-phase build-out of the east campus area that will increase student density in a thoughtful and deliberate way, exemplifying good stewardship of limited resources and compatibility with the surrounding neighborhoods. This build-out is anticipated to begin with an initial two-phase (1a & 1b) project assumed to be 2 buildings. • 1,600 to 1,800 Residential Beds (approximately 417,000 – 468,000 gsf; 268 gsf/bed). • Phase 1a 800-900 beds, and Phase 1b 800–900 beds. • $415 average sq. ft. direct construction cost • $173,000,000 – $194,200,000 Direct Construction ($108,000/bed) • 1.1 or better Debt Service Ratio • Approximate ratio of 1 staff apartment per 400-500 students. • 1 faculty in residence apartment per 800 students. • Approximately 32 sf per student of distributed study/lounge/academic/learning amenity space. • 18,000 – 20,000 sf of replacement and expanded food service and dining area • Development of new Campus Open Space to be coordinated with the Campus Plan • Connection to either Campus or local utilities for utility services.
