Specifications include, but are not limited to: ANNUAL BOILER MAINTENANCE SERVICES: Annually, at the conclusion of the heating season, approximately June 1st the Contractor shall be responsible for providing all labor and materials necessary to furnish the Town with the services identified below. 1. Open, wire brush and vacuum fireside of boilers 2. Reseal clean out doors with high temperature silicone 3. Clean and tune boiler 4. Replace oil filters 5. Notify town of any defects discovered 6. Computer tune burners and issue town a copy of the printout, as per Rhode Island Clean Air Act. 7. Test Controls EMERGENCY SERVICE COVERAGE CAPABILITY: • Contractor must be available twenty-four (24) hours a day, seven (7) days a week 365 days a year; • Contractor must be proficient in working with the systems located within the Town’s facilities. EMERGENCY SERVICES / ADDITIONAL SERVICES: • Provide Emergency Services and additional services not covered by the annual maintenance contract on an as needed basis as determined by the vendor and the Town; • Emergency service is defined as work required for adjustments in order to restore equipment to proper operating conditions or performing diagnostic tests in order to determine the cause of equipment failure or malfunction. • If warranted, as determined by the Town, provide a written estimate for the repair and/or replacement, including materials and labor. Such estimate must be provided to the Town within 24 hours upon identifying the problem.
