Specifications include, but are not limited to: 4.1.1. Provide cost estimating and knowledge of marketplace conditions; 4.1.2. Provide project planning, site usage and improvements, and design and scheduling assistance; 4.1.3. Provide value engineering and constructability reviews, including determination of design parameters as necessary to ensure the project can be designed and constructed within budget and deadline constraints; 4.1.4. Advise the ADCRR of ways to gain efficiencies in project delivery and prepare and update a project budget during the design phase; 4.1.5. Recommend a schedule for procurement of long-lead items required to meet the project schedule; 4.1.6. Recommend methods to be used for selection/award of trade contracts 4.1.7. Organize the project into multiple bid packages if necessary to maximize bidding and scheduling efficiencies; and develop a detailed Preliminary Construction Schedule; 4.1.8. Prequalification and selection of select subcontractors to assist during design completion as determined necessary by the team; 4.1.9. Assist in the preparation of early bid packages, such as excavation for phased work, if determined to be beneficial by the team; 4.1.10. Arrange for early procurement of materials and equipment; if determined to be beneficial by the team; and 4.1.11. Develop and submit one or more Guaranteed Maximum Price (GMP) proposal(s) (Additional GMPs may be developed in either the design/preconstruction or construction phases as dictated by the Work).
