Specifications include, but are not limited to: The selected contractor will be responsible for providing a comprehensive range of roof repair and maintenance services under an indefinite delivery and indefinite quantity contract. These services may include but are not limited to: roof replacement, repair of components such as patching, flashing, gutters, and downspouts, cleaning, coating, sealing, waterproofing, removal and reinstallation of appurtenances, attendance to any other roofing work, and providing emergency services as needed to maintain roof integrity. 4.1. Scenario 1: Wastewater Pump Station Roofing Repair Project: A single ply modified bitumen roof covering an estimated 500 square feet at one of the wastewater pump stations requires immediate attention due to a canopy failure. The roof has three protrusions—two vent pipes and an HVAC line set for a mini-split system—as well as approximately 100 linear feet of 2” drip edge. The project is to be completed during regular business hours. The contractor is responsible for the following: 4.1.1. Tear off the existing single-ply modified bitumen roof down to the decking, including the removal of the 2" drip-edge and proper disposal of removed materials. 4.1.2. Remove and replace a 4’ x 8’ section of damaged plywood. 4.1.3. Prepare the roof surface for the installation of a new self-adhered rolled modified bitumen roof. 4.1.4. All existing protrusion flashing has been determined to be in good shape and will be utilized, reinstall accordingly. 4.1.5. Install a new self-adhered rolled modified bitumen roof per the manufacture’s specifications. 4.1.6. Apply roofing cement or other compatible sealants as necessary to establish a secure and watertight seal around flashing penetrations. 4.1.7. Install a new 2” drip-edge to provide adequate edge protection for the roof. 4.2. Scenario 2: Facilities and Maintenance Building Roof Waterproofing Project: Following a recent heavy storm, a 30' x 15' section of the roof at the Facilities and Maintenance building has experienced water penetration due to aging and deterioration, leading to interior water damage and a need for immediate remediation. The roofing system is a TPO (thermoplastic polyolefin) membrane. It has been determined that the substrate is not in need of repair and the City is only requiring a water proofing fix for the project. The project is to be completed during regular business hours. The contractor is responsible for the following: 4.2.1. Prepare and clean the designated 30' x 15' section of the roof, ensuring all surface debris and contaminants are removed in preparation for the waterproofing process. 4.2.2. Apply an approved waterproofing membrane or system to cover the specified area, adhering strictly to manufacturer specifications for a proper and seamless installation. 4.2.3. If required by the manufacture’s specifications, implement additional layers of waterproofing material as required to establish a comprehensive and resilient barrier against water intrusion within the affected 30' x 15' section. 4.2.4. Seamlessly integrate and securely seal the new waterproofing material around a 6” vent pipe protrusion.
