Specifications include, but are not limited to: The Contractor shall: • Replace three-hundred (300) diffusers. (New diffusers with no mold growth, rust, or disturbed paint do not need to be replaced.) Diffusers are to be replaced with 20” x 8” diffusers and mounted to CMU walls. • Clean mold from CMU walls around diffusers ( ~ 1 SF per diffuser.) • Assess, HEPA vacuum, wash, sanitize, and replace to original settings all UV’s (Unit Ventilators) and AHU’s (including blowers, motors, drain pans, filter racks, etc.) (Any in line volume dampers identified shall be marked prior to cleaning to avoid any requirements for rebalancing duct systems.) • Replace two-hundred (200) flex connectors between fan coil units and supply ducts. • Remove three-hundred twenty (320) fans / motors to access coils for cleaning. Clean all components of fan coil units including condensation pans, coils, fans, and housing. Coils shall be cleaned utilizing wet methods and sanitized at the completion of cleaning. • Contractor shall collect photographs of fan coil units and document prior to re-assembly. • Replace fifty (50) visibly contaminated flex connectors between the fan coil units and supply ducts. Clean remaining flex connectors between outside air ducts and fan coil units return / outside air ducts. • Remove and replace in kind four-hundred fifty (450) ceiling tiles after HVAC repairs have been completed. (Both 2’ x 2’ and 2’ x 4’ tiles are to be installed.) New ceiling tiles shall be installed after HVAC work has been completed and will required a second mobilization. Contractor shall include a second mobilization cost in the base bid. • Contractor shall collect photographs and document ceiling plenum space conditions before installing new ceiling tiles. • Contractor shall include the project cost breakdown in their submittals. • Clean remaining surfaces throughout rooms using HEPA vacuums. • Install new filters prior to re-energizing fan coil units. • Contractor shall remove one-hundred eighty (180) square feet of contaminated drywall on bulkheads in identified classroom areas. Contractor shall install, finish and prime new drywall (moisture and mold resistant purple board.) New paint shall match existing. • Contractor shall remove and reinstall ceiling grid and tiles necessary for accessing bulkheads. • Contractor shall clean all outside air supply duct in accordance with NADCA (National Air Duct Cleaners Association) guidelines including Level 1 containment for hallways and other nonoffices, rooms, and classrooms inside buildings. • Contractor shall use HEPA-filtered air scrubbers necessary to achieve four (4) air changes per hour in spaces adjacent to sections of HVAC system being cleaned. Cleaning in hallways and other non-offices, rooms, and classrooms in the building shall be performed in accordance with recommendations in NADCA Section 3.6 (Ambient Air Cleaning.) • Contractor shall cut and patch all duct work to SMACNA (Sheet Metal and Air Conditioning Contractors’ National Association standards.)
