The Base Bid Project consists of the second floor renovation of existing storage rooms to new office spaces. a. Offices – Remove the existing interior gyp bd on the interior side of the existing storage rooms that will be converted to office spaces. Install new electrical, comm, data, and mechanical system to serve the new office spaces. Demo will include the removal for access some first floor ceilings, to be reinstalled and some second floor corridor ceiling to be reinstalled. The roof panels will modified, including associated metal building framing to install a new roof mounted mechanical unit. Refrigerant lines will be ran to the new 2nd floor air handler located in the new Mechanical room. Ductwork will then need to be ran above the 1st floor corridor (removed and to be reinstalled for access) ran to miss the existing Pre-Engineered Metal Building Frames. Supply and Return ducts will be routed from the space above the 1st floor corridor over to each office. b. Office Finishes – The new offices are to receive a level 4 gyp finish and sound batt inslulation in the walls. The walls are to be prepped, primed and painted. The corridor wall is to be modified to install the new doors at each office. One door and frame is to be removed and reused in the new mechanical room. This will include the framing of headers and double stud jambs necessary for the installation of the new door frames. Door frames are to be prepped, prime, painted and caulked to the gyp bd wall. All offices are to include new carpet flooring and resilient rubber wall base. The carpet material is part of the carpet allowance. The labor for the carpet install and required adhesive is not part of that allowance and shall be part of the bid. c. No modification to the fire rating of the stair shaft will be allowed. All areas with ceilings that have to be removed for the routing of mechanical/electrical are to be reinstalled including all devices, diffusers, lights, and all other appurtenances as they were prior to construction.
