Specifications include, but are not limited to: A. Clean and power-wash roof surface in preparation for the application of the silicone roof restoration coating system at locations indicated on drawings. The roof surface shall be clean, dry, sound, and free of dirt, grease, oil or any other contaminants that might interfere with the adhesion of the coating system. B. Repair all seams, splits, blisters, etc. with 3-course application of approved silicone-based mastic or butter-grade coating and (1) one layer of polyester reinforced fabric. C. Apply Bleed Blocking primer to the clean roof surface at a rate of .5 (1/2) gallon per square as required per the specifications listed in 07551 to ensure proper bond of silicone coating system. D. Contractor to include replacement of up to thirty (30) ½” 4’ x 8’ sheets of defective plywood sheathing and shall include the installation of BUR roofing materials to replace in like kind. Provide Unit cost per additional damaged or defective ½” 4’x 8’ plywood roof sheathing. Unit Cost is to include all labor and material to remove and replace one (1) 4x8 sheet of plywood roof sheathing and to provide and install replacement roofing material in like kind. See Section 06100. E. Install (1) one layer of polyester fabric reinforcement in an additional one (1) gallon per square of approved silicone coating at all roof drains and penetrations. ALL field and base flashing seems are to receive an initial application of silicone roof coating at a rate to yield 40 dry mils. All detail work to be completed prior to the application of the field i.e. drains, penetrations, seams, etc. After all detail work has been completed the contractor is to commence with the application of the field and wall coating at a rate to yield a minimum of 40 dry mils in the field and above any polyester fabric reinforcement. A minimum of 80 dry mils at all field and base flashing seams. F. Contractor shall be responsible for performing coating pull tests to ensure compliance with manufacturer requirements. Pull tests shall be performed using test areas prior to commencing application of coating as part of the project. Pull tests may be performed by manufacturer representative. G. Contractor shall treat all existing seams in coping, perimeter metal edging, wall to roof metal flashing, exposed expansion joints and any other metal flashing seams with butyl backed fleece faced tape and silicone coating. Silicone coating shall extend 1 inch beyond the sides of the butyl backed fleece faced tape. H. Install new walkways using an additional 1 gallon per square of contrasting-colored silicone and broadcast mineral granules at a rate of 40lbs per square in the wet coating at locations indicated on drawings. I. Contractor to remove all existing through wall scuppers and replace with new 22g galvanized through wall scuppers. Roof in like kind utilizing (1) one-layer of self-adhered base sheet membrane applied to the wall and extending a minimum of 8” beyond all sides of the base flange of the through wall scupper. Prime both sides of the through wall scupper with metal etching solution and set in a solid bed of water cut off mastic. Fasten through wall scupper at 4” o.c. staggered along all edges utilizing mechanical fasteners. Strip in all edges with an 8” wide strip of self-adhering base sheet membrane. Install (1) one layer of self-adhered smooth cap membrane and extend 8” beyond base sheet termination at wall and roof. Terminate top edge of newly installed vertical BUR membrane with termination bar and butyl tape fastened at 12” o.c. just below the existing coping. Install one 10-foot piece of 24g galvanized Z metal counter flashing in a manner to achieve 5 feet of coverage on either side of the newly installed through wall scupper. Fasten to the existing coping at 12” o.c. utilizing rubber washer backed fasteners. Z metal to extend a minimum of 1 inch beyond the lowest point of termination bar. J. Contractor to remove any existing wet or damaged roofing material and replace in like kind utilizing self-adhered BUR membrane.; A. Removal of existing standing seam metal roofing system in its entirety down to structural deck and dispose of offsite at locations indicated on drawings. B. Removal of existing sheet metal flashing elements where indicated on drawings or where required to remove existing roofing system and to install new specified roofing system and dispose of offsite where indicated on drawings. C. Replace all damaged or defective plywood panels and/or wood board decking as directed by KCUSD’s representative or its consultant. The Base Bid shall include labor and material to replace up to twenty (20) 4’x8’ sheets of plywood roof panels that are damaged or defective. Contractor shall provide unit cost for replacement of additional wood decking as directed by KCUSD representative or consultant representative. At completion of project, contractor shall credit KCUSD for all unused labor and material for replacement or plywood and/or decking in the event less than specified wood board quantities are replaced. Credit shall be based on Unit Cost per sheer as included on Bid Form (Section 00400). D. Contractor to provide Unit Cost for replacement of one (1) damaged or defective plywood roof panel (4’ x 8’). Cost to include all labor and material to remove one (1) existing panel or 10 LF. of wood decking and to provide and install replacement material of equal size and thickness. E. Remove and dispose of existing gutter system and downspouts. Replace with new 24g Kynar gutter system. At the access side of all portables the new gutter system will be incorporated into the existing internal drainage system. New 24g Kynar downspouts are to be installed where existing downspouts were moved. F. Install new mechanically fastened 60 mil PVC thermoplastic membrane roofing system over one layer of ¼” gypsum cover board where indicated on drawings. Work is defined as including all material, labor, equipment, and services necessary to complete all work shown on the Drawings and/or as called for in the Specifications. G. Install new perimeter edge metal and gutter system where indicated on drawings. H. Install new sheet metal, clad metal flashings where indicated on drawings. I. Install new seismic gas line supports where indicated on drawings once the gas lines have been raised. J. Install new conduit blocking as indicated on drawings. K. Refer to drawings and technical specifications for additional information concerning scope of project. L. Clean and prepare the existing cap sheet roof. Install new recoat primer, new silicone roof coating and fabric where indicated on drawings.
