Specifications include, but are not limited to: There are two identical buildings that require the same work, one located at 302 N. Baldwin Street and the other located at 1225 E. Gorham Street. The buildings are existing two-story multi-family apartment buildings. The existing buildings are light framed wood structures with a basement. The floors are framed with 2x10 wood joists at 16” on center, plywood sheathing and gypcrete. The existing balconies are framed with cantilevered 2x8 beams at 4’-0” on center that back span into the building and connect into the floor framing. It has been determined that those balcony beams are rotted and have been insufficiently reinforced, therefore they will need to be torn down and removed. a. The existing cantilevered balconies are to be removed and new post supported balconies are to be constructed. i. The balcony will be framed with pressure treated (P.T.) 2x8 S.P.F. No.1/No.2 joists at 16” ii. on center. iii. A P.T. (3) ply 2x10 S.P.F. No.1/No.2 wood beam will be used to support one end of the iv. joists. v. A P.T. 2x10 S.P.F. No.1/No.2 wood ledger be used to support one end of the joists. vi. The balcony will be supported by P.T. 4x4 S.P.F. No.1/No.2 wood posts. vii. The balcony will be laterally supported by 2x4 knee braces at each post in each direction. viii. 5/4”x6” composite deck boards will be used as the decking schedule by the Property Manager at the ix. jobsite.
