Specifications include, but are not limited to: The University of Minnesota is soliciting proposals for Construction Manager at Risk for the combined bid and award of two projects to construct security improvements at 17th Avenue (Project # 01-129-24-2837) and Middlebrook (Project # 01-208-24-2836) residence halls the summer of 2024. The Work at both sites includes a variety of access control and security camera systems at the building interior and exterior. The Work at 17th Avenue Hall also includes modifications to the existing reception desk, storefront system, and doors. The Work at Middlebrook Hall also includes the renovation of the existing office area and reception desk with the demolition and construction of rooms and new reception desk casework, with supporting HVAC, electrical, and low voltage work. No hazardous materials are expected to be present in the areas of Work at either site. The owner will perform all testing and abatement of any unforeseen materials encountered. The awarded Construction Manager will be expected to provide preconstruction and construction services, an early procurement package for long lead time equipment may be required. Site investigation may start upon award. Mobilization and construction Work not impacting resident life and staff operations may start prior to May 9th with owner's approval. No Work or investigation in public spaces may occur during study and final examination days.
