Specifications include, but are not limited to: The purpose of the RFQ is to evaluate and select a group of qualified Construction Managers to interview for the role of Construction Manager at risk (CM@R) to assist Minnesota State in the performance of its obligations and enforcement of its rights during the design and construction of the Project. The Armstrong Hall Replacement project at Minnesota State University, Mankato, will replace the existing Armstrong Hall building. Armstrong Hall has been the academic workhorse of the University since it was constructed in 1964. It currently houses 49 of the campus’ 106 classrooms, as well as 11 of its 85 teaching laboratories. Nearly every student pursuing an undergraduate degree since 1964 has attended class in this building. The objective of this project is to replace the outdated and maintenance and repair plagued Armstrong Hall in the most effective, efficient, and innovative way possible. The project will replace Armstrong Hall (145,000 SF) with a new, smaller building (113,700 SF), demolish the existing building and renovate/renew approximately 61,300 SF of existing space across 3 buildings on campus (Memorial Library, Wiecking Center and Morris Hall). The combination of the new building and existing space renewal will work to increase campus-wide classroom utilization and facilitate program efficiencies. The result of the project will be a reduction in campus square footage of approximately 45,000 SF. The project is proposed to be delivered in 3 Phases as funding is secured. The project will be delivered using the CM@R contracting process. Meeting Information: A mandatory RFQ informational meeting is scheduled for February 16, 2024, at 1:00 PM. The meeting will be held on the Minnesota State University, Mankato campus in the Centennial Student Union, Room 238. Parking for the information meetings is available in the Visitors Pay Lot (Lot 4) located at the intersection of Ellis Avenue and South Road. All potential or interested Responders must attend the meeting, respondents who do not attend this meeting will not be considered. Shortlisted Responders will be offered a second optional informational meeting on Thursday, March 14, 2024. This meeting will be held in the Centennial Student Union, Room 202. Additional information will be provided in the RFP. There will be no additional tours or meetings related to the RFQ or RFP.
