Specifications include, but are not limited to: BASIC SERVICES: 2.1 The SUCCESSFUL BIDDER shall schedule annual inspections of chiller units with the DISTRICT’S Designated Facilities Manager or designee. All work shall be completed to the DISTRICT’S satisfaction. Inspections and maintenance services shall be carried out in accordance with the minimum requirements and in strict accordance with the original equipment manufacturers’ (OEM) recommendations and all applicable federal, state, and local laws. 2.2 Scheduled Inspections shall require the SUCCESSFUL BIDDER to visit each location as identified in Section E-1 Location Equipment List of this agreement and perform the following inspection tasks: 2.2.1 Compressor Operations 2.2.2 Motor Operations 2.2.3 Voltage and Amp Draws 2.2.4 Refrigerant Leak Check 2.2.5 Oil Levels 2.2.6 Water Flow 2.2.7 Operating Controls 2.2.8 Safety Controls 2.2.9 Bearings 2.2.10 Performance Logging 2.2.11 Electrical/Relays and Contactors at Equipment 2.2.12 Routine Oil & Refrigerant Filter Changes 2.3 During Scheduled Inspections the SUCCESSFUL BIDDER shall provide pro-active hands-on maintenance services designed to improve overall equipment operations, increase efficiency, minimize breakdowns, and prolong equipment life. The SUCCESSFUL BIDDER shall be required to perform the following preventive maintenance actions: 2.3.1 Bearing Lubrications 2.3.2 Motor Lubrications 2.3.3 Leak Checks 2.3.4 Equipment Cleaning 2.3.5 Safety Control Adjustments 2.3.6 Operating Control Adjustments 2.3.7 Calibrations 2.3.8 Oil Analysis
