Specifications include, but are not limited to: 1. Exterior Preparation: a. Remove dirt and other foreign material. Scrape or brush areas with peeling or flaking paint and spot prime with universal primer as necessary. Repair/replacement of rotted T1-11 siding with holes greater 2” x 2”. 2. Exterior Painting: An industrial grade, exterior latex semi-gloss enamel finish must be utilized. The color and brand of paint shall be specified by the CDA of Madison maintenance supervisor before the work begins. Paintable caulking shall be used around all exterior windows, doors, and possible points entry where weather may damage units. General 1. Work will not be done when surfaces are damp or adverse weather conditions exist or are threatening. 2. Agreement is based on complete coverage of surfaces. Complete coverage is the full and consistent application of material. 3. Touch Up – Exterior touch up is to be done as required by Owner and/or Property Manager during the final walk. 4. Warranty – Contractor shall warrant the work order under this section against defects in material and workmanship for a period of five (05) years following Completion of Job. Warranty to include color of paint, and any peeling due to improperly preparation. Warranty will not include damage caused by Wind, Hail, Major storms, Tornadoes, or Vandalism. 5. Clean Up a. Cover and protect cars in the immediate work area as necessary. Clean finishes and finishes damaged by paint. When it is impossible or impractical to clean the finishes, Subcontractor will be responsible for the cost of repairs. Notify the Site manager immediately if there are cars in work area that must be moved. b. Clean up all debris caused by work of this section and deposit debris in location designated by the Property Manager. 6. Completion a. The Contractor agrees to provide adequate manpower to maintain the progress of the project as schedule by the Property Manager at the jobsite. b.Contractor will comply with all safety requirements and report any accidents immediately to the Property Managers. c.It is the contractor responsibility to insure compatibility between the paint and paint surface. Materials: 1.All materials shall be by manufacturer(s) and of color approved by the Owner. 2.Materials should be mixed in maximum size batches to prevent touch up problems. 3.Primer 4.Exterior latex semi-gloss enamel paint
