Specifications include, but are not limited to: 1.1 Lot #1 - Residential Electrical Maintenance Services. Lot #1 is for as needed residential electrical services at MPHA’s 753 scattered sites, 200 townhome units, and 16 4-plex and 6- plex buildings. The Contractor will perform residential electrical services, including but not limited to the replacement, repair, maintenance and/or installation of: 1.1.1 Existing electrical fixtures 1.1.2 Kitchen exhausts 1.1.3 GFI duplexes, switches 1.1.4 Smoke and carbon monoxide detectors 1.1.5 Telephone outlets 1.1.6 Single phase breakers 1.1.7 Single phase breaker boxes 1.1.8 Dryer receptacles 1.1.9 Electrical service mast and overhead or underground services cables 1.1.10 Any other related electrical work typical for residential units. 1.2 Lot #2 – Highrise Electrical Maintenance Services. Lot #2 is for as needed electrical services at MPHA’s 42 high-rise buildings and office buildings. The Contractor will perform highrise related electrical work, including but not limited to the replacement, repair, maintenance and/or installation of: 1.2.1 Existing electrical fixtures 1.2.2 Kitchen exhausts 1.2.3 GFI duplexes 1.2.4 Switches 1.2.5 Smoke detectors 1.2.6 Main switch gear equipment 1.2.7 Emergency power generator 1.2.8 Transfer switches 1.2.9 Low voltage equipment 1.2.10 Any other related electrical work typical for highrise buildings 1.3 Lot #3 – Construction Related Electrical Services. The Contractor will perform construction related electrical services as needed for MPHA’s various properties as detailed below.
