Specifications include, but are not limited to: 1. Project Planning: The CMAR will work with the Owner and the architect/engineer to develop a detailed project plan that includes timelines, budgets, and critical milestones. 2. Design Review: The CMAR will review the design documents to identify any constructability issues or cost issues and provide recommendations for improving the design. 3. Constructability Analysis: The CMAR will conduct a constructability analysis to identify potential issues with the design and provide recommendations for improving the constructability of the project. 4. Value Engineering: The CMAR will conduct a value engineering study to identify cost saving opportunities and provide recommendations for cost-effective design and construction solutions. 5. Cost Estimating: The CMAR will provide detailed cost estimates for the project, including all direct and indirect costs. This includes full estimates at the conclusion of each design milestone (SD, DD, 50% CD, 100% CD) as well as construction cost input on design progression and decisions between milestones. 6. Scheduling: The CMAR will develop a detailed critical path project schedule that identifies critical milestones and establishes a timeline for the project. 7. Long-Lead Items: The CMAR will help to identify long-lead items, such as specialized equipment, that have longer lead times and need to be ordered early in the project. 8. Procurement and Contracting: The CMAR will help to establish early procurement and contracting strategies to ensure that materials and equipment are ordered in a timely and cost-effective manner to meet the approved project schedule and milestones. 9. Permits and Approvals: The CMAR will obtain necessary permits and approvals early in the project to avoid delays later. 10. Develop requirements for safety, quality assurance, and schedule adherence. 11. Provide anticipated cash flow needs for construction costs once the project schedule has been established. Specific attention will be needed for long lead items and/or funding needed for potential early release packages. 12. Bidding and Award: Create bid packages, identify bidder, and generate bidder documents including scope checklists, schedule and conduct pre-bid conferences in conjunction with the Owner and Architect/Engineer, advertise and distribute bidding documents; monitor bidder activity, review and analyze bids. 13. Pre-construction Services Fee: The CMAR will charge a Pre-construction Services Fee for the Pre-construction Phase services, which will be billed monthly until the establishment of the GMP. 14. The CMAR will review and provide feedback regarding site evaluation on an as needed basis.
