Specifications include, but are not limited to: A. This is a turnkey project that includes coordination with City facility staff, removal and installation of the lighting and control systems, and as required in Exhibits A, B, C, D, E, F, and G, the installation of seismic fixture support as needed, required inspections, permitting and commissioning by manufacture representatives of all lighting and control systems to ensure that they are performing as required. All wall or ceiling areas where the original fixture footprint is not covered by new fixtures shall be made to match the existing texture and finish color. The Awarded Bidder shall conduct a fixture count for the whole project. The Awarded Bidder shall replace T-8 and T-12 fluorescent lights with LED lights. There will be no poles and no exterior lighting on this project. The attached information referenced in Exhibit F from RKI has the count and type of lights that are expected for this project. B. The Awarded Bidder shall provide a minimum 5-Year Life Cycle Warranty for all LED Fixtures and controls of Albuquerque Energy Management. C. The new lighting control system shall be 0 to 10V control, wired or wireless, have the ability to control lighting based on schedule, and occupied or unoccupied activity within the lighting zone. The lighting control shall enable dimming, occupied or unoccupied control, and be capable of incorporating time of day schedules by time, day and month, and allow for manual overrides. D. Gibson Health Hub project is compromised of interior spaces, including private rooms, display areas, offices, storage areas, clinics and social hall space. E. The project also includes all the exterior building attached fixtures, bollards, and parking lot fixtures. All exterior lighting shall remain on the existing lighting control system. The Awarded Bidder shall verify lighting control functionality to ensure the current lighting controls function correctly. F. The Awarded Bidder shall provide a full set of drawings for the controls and reconfiguring space zoning. The Awarded Bidder shall submit as-built drawings upon the completion of the project. G. All Lighting Fixtures submitted shall be certified with Energy Star and DLC rated. H. The Awarded Bidder shall remove and dispose of all old fixtures from the project site in accordance with the law. The City will not be responsible. I. The Awarded Bidder shall identify any Electrical code violations related to the install of the light fixtures including not limited to grounding, wire hanging in the ceiling, electric panel and any lighting panel issues and shall submit recommendations and a quote for the corrections for the City’s consideration and approval prior to any work being completed. J. The Awarded Bidder shall provide a rebate application as a part of the PNM rebate program. The Awarded Bidder shall initiate the application with PNM. Once the project is complete, the Awarded Bidder shall submit the application to the General Services Department for final review. The Energy and Sustainability Division Manager will sign off on the Awarded Bidder’s work.
