Specifications include, but are not limited to: The Scope of Services will vary depending on the size and complexity of the project, which can range from building façade improvements to mixed-used TOD projects, but will typically include: 1. A site visit to verify existing conditions and to gain an understanding of the subject site’s presence in the area and neighborhood, the architecture of the surrounding area, the massing of existing structures, the existing streetscape and general feel for the area. 2. Attend meetings with staff as requested. 3. Review of submitted architectural plans, renderings, material boards, photographs, reports, models, etc. 4. Review of design guidelines for the subject area, if any, and determine whether the proposed architecture and site plan is consistent with the applicable standards. 5. Review past studies for the area to determine consistency with any applicable plan.
