Specifications include, but are not limited to: Base Bid: Repairs to Steep Sloped Roofing and Appurtenances Replace damaged, slipped, and missing slate at all steep sloped roof areas. Installation of rain hoods over louver vents inside of elevator shaft curb to stop water leakage inside the shaft. Replace failed sealant at the top receiving edge of surface mounted metal counter flashings at vent curbs. Replace failed sealant where reglet mounted counter flashings are set in horizontal brick joints at the base of the brick chimneys. Install sheet metal closure/continuous cleat, self-adhering waterproofing membrane, and new surface mounted sheet metal counter flashing over open joint with failed sealant at the top of the elevator shaft vent curb. Re-attach existing lightning protection anchors/conductors. Replace rotted wood panel at the north balustrade pier of Founders Hall roof to match existing. Clean, prime, and paint existing piers and balustrade at west side of Founders Hall roof. Remove and replace base flashing, step flashing, and cricket at base of northeast chimney #1. Re-point 100% of brick and terra-cotta masonry at northeast chimney #1, all elevations. Cut out and repoint band of brick masonry 100% at lower step in brick, typical at all elevations of each chimney #2, #3, and #4. Cut out and repoint localized areas of brick masonry above and below the step in the brick, typical at all elevations of each chimney #2, #3, and #4. Provide an allowance of 20 sf of localized repointing for each chimney. Investigate roof flashing and gutter conditions at jog in Founders Hall roof at east elevation and make flashing/slate/gutter repairs. Supplemental #1: Facade Repairs Repair deteriorated masonry above the west entrance to the Founders Hall Annex. Repair masonry at the east stair tower. Removal of embedded anchors and patching of stone (west elevation Founders Hall). Cut out and re-point mortar joints in stone band and rusticated stone panels at water table at various locations (south and east elevations Founders Hall). Cleaning and repainting of wood cornices and trim (Entrance building), and balustrades (south elevation Founders Hall). Cut out existing mortar and re-point butt joints in stone band install new backer rod and sealant at upward facing joints typical at upper level (all elevations Founders Hall and Annex). Replace cracked brick between louvers and re-point open brick joint over louver at return wall (Entrance building east elevation). Secure loose fascia wood trim at cornice (north elevation Founders Hall Annex). Clean biological growth from water table at (north elevation of Founders Hall Annex). Re-point mortar joints with bond line failure at top of arch, head joints in band course, and step crack at arch head joint (north elevation of Connector). Supplemental #2 Sealant Repairs Remove existing and install new backer rod and sealant at perimeter of brick infill (east elevation Annex) and (north elevation Founders Hall). Replace joint sealant and backer rod at the east stair tower. Supplemental #3: Window Repairs Conduct maintenance repairs at all aluminum single hung windows including adding locks at sash meeting rails and replacing weather stripping at sash meeting rails. Replacement of spring balances at aluminum single hung windows at Founders Hall where indicated on Drawings. Supplemental #4 Window Sealant Repairs Cut out and replace backer rod and sealant at door/window surrounds at all window and door openings (all elevations Founders Hall, Annex, and entrance buildings).
