Specifications include, but are not limited to: Building Exterior Replace any missing or damaged cement board siding. Replace or repair any damaged corner, door, or window trim with Miratec MDF Board or equivalent. Repair or replace any damaged or missing soffit components. Pressure wash all porches, decks, and wood railings. Seal any unprotected foundation vents with styrofoam board. Prep and paint exterior to include the foundation and pipe rails on steps and ramps. Remove all shutters before prep and paint. Caulk all pieces of cement board siding at bottom edge to seal to the adjoining piece. Use Master Seal NP1 as the caulk sealant. (BASF Master Builders Solution) Contractor to include cost to return to site in 30 days to paint/stain newly installed treated material on porches, deck, steps, and ramp. Exterior Paint Color Walls - Sherwin Williams Ovation SW 2680 Sage Trim – White semi-gloss Pipe Rails – Black semi-gloss Foundation – Light Gray Decks/Porches – Sherwin Williams SuperDeck Stain (owner to provide color). Rear deck- 10’ x 18’ Reattach any loose rail or pickets. Repair damaged step. Paint all wood components of deck with solid color stain. All flooring and step material to be fastened with decking screws. Check deck for sagging and level as needed. Repair door trim at right door on deck. Repair door/door lock on right door on deck. Rear porch – 5’ x 5’ Reattach any loose rail or pickets. Prep and paint all wood components with solid color stain. Replace all step treads. End porch – 5’ x 5’ Reattach any loose rail or pickets. All material to be fastened with decking screws. Prep and paint with solid color stain. Repair damaged step. Replace 2”x 6” cap on handrails. Handicap Ramp/Front steps Remove existing step treads and risers and replace with new material. Replace the 2” x 6” top cap on rails or porch and ramp. Reattach any loose rail or pickets. Reattach 4”x4” by using heavy gauge (galvanized or painted) steel brackets to stabilize. Rebuild center handrail sections and add supports at center between the 4”x 4” posts. All material to be fastened with decking screws. (add exterior construction adhesive on step treads) Pipe rails to be sanded thoroughly and painted.
