Specifications include, but are not limited to: Construction Manager (The Samuels Group) has been engaged for this Project to serve as advisor to DAS and to provide assistance in administrating the Contract for Design between DAS and the Designer according to separate contract between DAS and Construction Manager. DAS is currently seeking design services from qualified firms for a schematic design for the renovation of Building 65-66. This RFP will allow the State to negotiate with the successful firm for design development, bidding, and construction administrative services after the completion of schematic design. Design services shall include: 1.3.2 The contract for this work will be a modified ConsensusDoc 803. See link on cover page for a sample contract. 1.3.3 All design disciplines necessary to complete the scope of work. 1.3.4 Attend design kick-off meeting onsite to discuss desired outcome of the project with the Owner, Construction Manager, and Owner’s maintenance staff. 1.3.5 Use of the State of Iowa‘s construction management software program for uploading all documents, submitting and approving pay apps, and construction administration. The cost for the use of the software is paid by the Owner. 1.3.6 Participation with the project team during the schematic design process. 1.3.7 The designer shall evaluate and provide schematic design documents with cost opinion for the renovation in Buildings 65-66. This shall include: 1.3.7.1 First Floor 1.3.7.1.1 Renovation of 6 single-use restrooms 1.3.7.1.2 Renovation of 1 urine analysis room 1.3.7.1.3 Renovation of existing laundry room 1.3.7.1.3.1 Option 1: Relocate laundry room to the second floor and convert the existing laundry room into a multi-purpose room 1.3.7.1.3.2 Option 2: Renovate the existing laundry room 1.3.7.2 Second Floor 1.3.7.2.1 Renovation of 1 single-use restroom 1.3.7.2.2 Renovation of 1 urine analysis room 1.3.7.2.3 Reconfiguration of 1 existing multi-use restroom to include: 1.3.7.2.3.1 8 lavatories, 8 water closets, and 8 showers 1.3.7.2.4 Repurposing of remaining current multi-use restroom 1.3.7.2.4.1 Option 1: Relocation of first floor laundry room to second floor in available recovered restroom space. 1.3.7.2.4.2 Option 2: Conversion of recovered restroom space to a multi-purpose room 1.3.7.3 Flooring Renovation 1.3.7.3.1 Flooring condition shall be assessed for replacement. 1.3.7.4 Control Desk relocation for improved access control 1.3.7.4.1 Recommendations to reconfigure the second floor control desk to gain visibility at stair access. 1.3.8 This RFP will allow the State to negotiate with the successful firm for design development, bidding, and construction administrative services after the completion of schematic design. 1.3.9 No existing PDF drawings are available. 1.3.10 Field examination of the exiting building. 1.3.11 Compliance with all Federal, State, and applicable local codes.
