Specifications include, but are not limited to: 1. Provide a qualified technical to inspect all HVAC systems for proper operation. Preventative Maintenance (PM) shall be performed quarterly up to four (4) times a year in January, April, July, and October. The January service shall be at the discretion of the college and may be omitted. Contractor must notify College of any findings or unusual conditions discovered when conducting the PM. 2. Quarterly PM shall include but is not limited to the following: i. Replacement of all Air Handling Unit (AHU) filters as per manufacturer specifications using Standard Efficiency Pleated filters to the American National Standards Institute/American Society of Heating, Refrigerating, and Air-Conditioning Engineers (ANSI/ASHRAE) Standard 52.1 with rating of Minimum Efficiency Reporting Value (MERV) 10 or better. ii. Tighten all electrical connections. iii. Check motors for proper voltage and amp draw. iv. Oil and grease all motors, bearings, linkages, and pumps. v. Ensure that electrical controls and valves are working properly. vi. Check, tighten, and replace all equipment belts as needed. vii. Check the operation of all hot water, chilled water, and condenser water pumps. viii. Clean all intake screens. ix. Disinfect all drain pans and flush with clean water. x. Clean all equipment coils as needed. xi. Check all dampers, motors and linkages for proper operation. xii. Check weep holes in roof top units to insure they are not clogged. 3. January PM shall include all items listed in Section III.B.2 above plus: i. Inspect all heating equipment. ii. Check heating operation: 1. Ignition sequence, 2. Safety controls, and 3. Pilot performance. iii. Check Trane Centravac operation: 1. Oil, 2. Replenish R-22 refrigerant as needed, 3. Clean screens, 4. Ensure controls, and wiring are operating properly. 4. April PM shall include all items listed in Section III.B.2 above plus: i. Check refrigerant pressures and recharge as needed. ii. Check and clean condensate drainage. iii. Check cooling system for proper operation: 1. Leak check, safety/operating controls check, refrigerant charge check, and change oil. 2. Associated circulation pumps: Check for proper operation, lubricate as required, and change/adjust as required. 3. Tower: Check for proper operation, change/adjust belts, and check chiller sump tank.
