Specifications include, but are not limited to: These projects will require full scope architectural design, interior design, engineering, and professional cost estimating services. Phase I services consist of Space Program verification, Predesign and Schematic Design. Phase II services consist of the design development phase, construction document phase, bidding and negotiation phase and construction administration phase. The scope of the Architect’s Basic Service is defined in Hennepin County’s standard architectural contract, which is an Ownermodified AIA B101-2017 agreement. Working with the Hennepin County Library Department and Hennepin County Facility Services Department, the consultant will need to provide design consulting services for the Brookdale Regional Center Remodeling project. This design effort will consist of the following major tasks: 1. Provide Space Program verification for the Library and full Predesign and Schematic Design Services to support Facility Services’ and the Library’s needs throughout the entire facility and site. 2. Review on-site conditions and documentation from Hennepin County Facility Services: a. Review and analyze existing building/program documentation, including building drawings, previous condition assessments and surveys, environmental testing reports, etc. b. Review and become familiar with current Hennepin County building standards, guidelines, and operational needs. Existing facility documentation and building standards information will be provided by the County at project commencement. 3. Facilitate and conduct meetings, as needed, with Hennepin County team. Prepare meeting agendas a minimum of 2 business days in advance of meetings and provide meeting minutes a minimum of 3 business days following a meeting.
