Specifications include, but are not limited to: 1) Program Development a. Using a combination of strategic thinking, effective communication, collaboration, and creative problem-solving, lead the SAIF Programming Focus Group to define the project program. The SAIF Programming Focus Group will include representatives from SAIF divisions, facilities, and leadership, as well as SAIF’s real estate broker and furniture vendor. b. Help inform the programming approach with understanding of flexible, hybrid work environments and SAIF’s project goals, budget, timeline, and existing building constraints. c. Anticipate a 2-month duration for this initial phase. 2) Space Planning & Cost Estimating a. Evaluate existing spaces and necessary modifications in the High Street and Parkway Buildings, specific to the layout, functionality, and capacity of spaces to support the proposed program and a flexible, hybrid work environment. b. Develop three space planning options: (i) All operations are located in the High Street Building. (ii) Parkway Building is modified for use as a multi-tenant facility. (iii)Operations are located in the High Street Building, and partially in the Parkway Building; remaining space in Parkway Building is modified for use as a multi-tenant facility. c. Develop a suggested phasing plan to execute the proposed space modifications considering operational continuity and potential funding sources. d. For each of the three space planning options, provide a cost estimate to help SAIF understand the potential budget associated with each design approach.
