Specifications include, but are not limited to: Proposer shall, twice annually, provide regular inspections and maintenance services. Such routine services shall include, but not necessarily be limited to, the following: a. Inspect the doors visually for damage or wear; b. Check door operation for proper function (open/close and timer); c. Check condition of gate slats and report any findings; d. Check all safeties including photo eyes, exterior door light alert and safety bottom guide for proper operation and adjust if necessary; e. Check the controller, cabling, and conduit for each door ensuring no error codes/faults show; f. Check emergency door open switch to ensure proper operation; g. Inspect hardware, tighten, or adjust where necessary; h. Visually inspect all components in head assembly; i. Inspect the primary and secondary drive belt(s); j. Visually inspect all spreaders and seals on both sides of door track; k. Inspect the springs, spring strap and brackets in both side columns; l. Visually inspect the wireless antenna and wire; m. Inspect the full length of the reversing edge; n. Test brake release and inspect brake release cable; and o. Check open and close limit; adjust if necessary.
