Specifications include, but are not limited to: Work is to include, but may not be limited to: Contractor(s) shall provide all labor, materials, and equipment to properly pressure wash all exterior surfaces (designated to receive new paint) of all buildings, and appurtenances, of the project site. Contractor(s) shall provide all labor, materials, and equipment to prepare all exterior surfaces (designated to receive new paint) of all buildings, and appurtenances, of the project site. Such work shall include caulking, scraping, sanding, patching, and/or priming, as is customary, and in accordance with industry standards. Contractor(s) shall provide all labor, materials, and equipment to apply a base coat of new paint (back-rolling areas with base-coat paint applied by spraying) and at least one, additional coat of paint. (Base coat and at least one, additional coat of paint for a minimum of two (2) coats of paint.) (Light, neutral, paint colors will be chosen by Owner and will be different than the current color palette.) Contractor(s) shall provide all labor, materials, and equipment to ensure no areas, not intended to receive paint, remain free of any overspray, drips, drops, smears, or any, other form of paint. All materials shall be applied in strict accordance with the manufacturer’s instructions/recommendations, as well as, industry standard. Material(s) Specifications: Caulking material shall have appropriate elastomeric properties so as not to shrink and/or crack within ten (10) years of application. Primer/sealing products shall be Interior/Exterior Latex and will be provided by Owner. Exterior paint products shall be Exterior Latex and shall be provided by Owner. . Deliverables Safety Data Sheets (SDS) for all hazardous materials used and supplied. Installer’s qualifications including any endorsements, references, awards, or certifications of compliance. Two (2) year warranty on workmanship and labor. Responsibilities / Expectations - It is the Responsibility of the Contractor to: Inspect and evaluate the building exteriors and prepare a comprehensive bid proposal covering all costs for labor and materials to satisfy this Scope of Work. Perform work in accordance with applicable state and local codes. Perform all work in a professional, workman-like manner. Provide all materials and labor, as necessary, in accordance with the current, industry standard (with the exception of those that may be outlined in the ‘Responsibility of the Owner’). Be responsible for any necessary permits or inspections. Inform the Owner (at least five (5) calendar days in advance) of proposed work schedule and when access to the work area(s) will be necessary. (Including an explanation of the anticipated impact on any of the building occupants.) Visitation of the job site during the pre-bid conference is strongly recommended; existing conditions may affect the extent of the work. Additional costs will not be authorized due to the Contractor’s lack of understanding of the scope of work and existing conditions. Comply with all Davis-Bacon and Related Acts (DBRA) provisions for the payment of the applicable, wage rates on a weekly basis. Comply with all contract provisions as set forth in the attachments. Properly protect areas that are not to receive paint; including, but not limited to vegetation, vehicles, glass surfacing, roofing, pavement, concrete, and tenant owned items. Contractor shall be solely liable for damage to a third party’s belongings.
