Specifications include, but are not limited to: The Owens Summers Readiness Center (the “Facility”) was constructed in two phases from 1985-1986. OMD recently completed a seismic evaluation of the Facility and engineering design work for upgrading the Facility’s seismic resistance (“Seismic Upgrade work”). See Owner -Directed Facility Seismic Evaluation of the Owen Summers and USPFO and Drawings titled, Voluntary Seismic Upgrade – JFHQ-Owen Summers Building by Miller Consulting Engineers (Exhibit H). OMD is now seeking an Architect (“Consultant”) to provide architectural services, addressing the architectural changes to the Facility made necessary by the Seismic Upgrade work. The architectural work and Seismic Upgrade work will need to be combined into one bid package. Architect will need to incorporate Miller Engineering into their team and work together to develop the final bid documents, as well as costs related to having Miller Engineering reworking efforts to date. Beyond drawings and specifications for the architectural work, the selected Consultant shall: A. Estimate the construction cost of the seismic upgrades and the architectural work that needs to be completed. B. Develop a bid package combining the Seismic Upgrade work and the Architectural work. C. Submit the combined drawings and specifications to the local jurisdiction for plans review. D. Conduct weekly meetings with the construction contractor and owner and coordinate as needed with the structural engineer.
