Specifications include, but are not limited to: Contractor shall: 4.9.1. Replace all plumbing hangers with new stainless-steel hangers and rods provided by TPWD. 4.9.2. Replace 4 exterior lights with new lighting fixtures provided by TPWD. 4.9.3. Replace all rusted metal on exterior rails with 2x2 wood balusters in accordance with manufacturer’s written instructions. 4.9.3.1. Balusters shall be equal to or better than: Lowe’s Model #P42DA1T15EL 4.9.4. Remove and replace edge molding on all exterior doors. 4.9.5. Reset small portion of one exterior door trim to lessen gap at latch to allow door to operate safely and securely. 4.9.6. Replace all interior ceiling fans throughout the residence with new fans provided by TPWD. 4.9.7. Remove all screws, nails, etc. from interior wall & ceiling surfaces. 4.9.8. Remove all screws, nails, etc. from exterior trim around windows & doors. 4.9.9. Repair all holes and damaged sheetrock to match existing surfaces. 4.9.10. Repair ceiling joist to prevent further structural damage. 4.9.11. Repair small hole in wood floor near front entrance doorway. 4.9.12. Remove existing carpet through the residence. 4.9.13. Repair any floor surfaces as necessary to allow for installation of new laminate or engineered wood flooring in accordance with manufacturer’s written instructions. 4.9.14. Install new laminate or engineered wood flooring in accordance with manufacturer’s written instructions. Flooring will be provided by TPWD. 4.9.15. Install new floor trim in accordance with manufacturer’s written instructions. Trim will be provided by TPWD. 4.9.16. Install one (1) electrical switch (on/off) and enclosed light fixture in the attic. 4.9.17. Clean all HVAC grills throughout the residence. 4.9.18. Prep and paint all interior walls and ceiling in accordance with manufacturer’s written instructions for painting. 4.9.18.1. Paint will be provided by TPWD. 4.9.18.2.
