Specifications include, but are not limited to: The University has funds to perform roofing replacement on three buildings. The University's intent is to award all three roofs to a single vendor under a single contract. Each roof is unique in its design, location, schedule and construction requirements. Each roof will require separate: submittals, SOV/pay application, permits from Building Code Department, and Appendix H: Construction Staging Area & Parking Vehicle Permit Application. Mondale Hall (partial roof); Project # 01-211-22-1708 - The partial roof replacement is on the mechanical/electrical building, which lies to the Northeast of the main Mondale Hall. There are two levels of roof. The upper level of roof is over electrical switchgear and temporary protections must be put in place to protect the switchgear during construction. The lower roof area is around the chilling tower. The roof work should be assumed to be complete around the chilling tower prior to start-up on April 15 (approximate date, will be determined based on weather). Site laydown area is limited and must be coordinated with FM, Landcare, and Parking and Transportation Services (PTS). Keeler Hall, Project # 01-126-23-2059 - This is a full roof replacement of asphalt shingles, EPDM and associated accessories as shown on the plans. As the sidewalks will require protection from work above, a City of Minneapolis obstruction permit should be assumed to be required. Site laydown area is limited and must be coordinated with FM, Landcare, and Parking and Transportation Services (PTS). The University does not own the parking lot to the South and coordination with the property owner should be assumed. This residential building is occupied throughout the summer. Work start date is flexible, but work should be completed by July 31, 2024 when residents move out. Frontier Hall (partial roof); Project # 01-110-24-2725 - Previous projects have replaced much of this roof. The area remaining is on the Northwest corner of the building. Mechanical equipment, piping and ducts must be raised to accommodate the increased insulation thickness. To accommodate summer housing, this roof work may commence on May 13, 2024 and must be completed before June 1, 2024.
