Specifications include, but are not limited to: The proposer (also referred to as “Contractor” in this RFP document) must be qualified and prepared to provide services to SAIF in the following areas: 1. Contractor shall provide all labor and materials to perform the following preventative maintenance, the “Scheduled Services”, and support services, the “Unscheduled Services” for SAIF’s Honeywell Niagara 4 building automation/controls system located at SAIF’s office in Salem, Oregon: A. Preventative maintenance service to include: Operational Tasks – Monthly (onsite four (4) hours) • Verify System Supervisor is updated with the latest Honeywell/Niagara software patches (inclusive to annual Niagara MA); • Check all BACnet communication trunks at Parkway and High Street building networks for any failed devices; • Check for any failed devices or sensors; • Troubleshoot any failed devices or sensors; and • Report on findings. Operational Tasks – Quarterly (onsite eight (8) hours) • Check and verify points are not failed in the system; • Review alarm logs and trend logs; • Check and update system time synchronization; • Check communication networks – BACnet; • Check and verify remote communication access; • Backup database and verify files; • Check and verify daylight savings operations; • Check and verify standard, holiday, and event schedules; • Check and verify major systems set points and operations; • Review and verify UI graphics functionality and links; • Review system programming and sequence of operations; • Review energy management applications/sequences; and • Report on findings.
