Specifications include, but are not limited to: The City intends to contract with a qualified firm to complete title reports on an estimated 50 Council Bluffs properties over the 48-month LHR grant period. Staff members from the City Community Development Department will request each title report as needed. The length of the contract will correspond with the 48-month LHR grant period. The successful Contractor will be expected to honor the prices identified in the contract for the duration of the contract, unless modified by mutual agreement in writing. The Contractor shall perform the requisite title search services necessary and prepare the required title reports. Each title report must include the following: Names of persons title is vested in Legal description Mortgages of record Liens of record Judgments of record Identification of all other matters of record that may affect title to the property, including bankruptcy and receiverships, trustee sales, etc. Real estate taxes (with parcel number, amount and paid or delinquent) Any special assessments and amounts (such as delinquent garbage) Exclusion to all zoning matters and other use regulations Subject to easements, covenants and restrictions of record
