Specifications include, but are not limited to: A. All units listed on the list for the reroof project to include 58 units including the Boys and Girls Club Facility. The exisiting built up roof is to be removed and scraped down to the bare decking. Any decking that has been damaged or compromised is to be replaced with 7/16 OSB per canale replacement sheet is to be allowed and should be included in the project bid. a. The four-bedroom single family dwellings are approximately 1,400 square feet. b. The three bedroom units are approximately 1,078 square feet. c. The two bedroom duplexes are approximately 2,106 square feet. d. The one-bedroom duplex are approximately 1,500 square feet. B. All old roofing components are to be disposed of by the Contractor at a code legal landfill. b. All canales are to be removed and replaced with new galvanized paint locked canales. c. All debris from old roof system is to be disposed of by Contractor at a code legal landfill. d. A four-inch layer of ridged foam insulation is to be applied to a clean dry deck. e. The Contractor is to install a ¼ inch per foot EPS taper system and install crickets to slope to canales. f. A ½ inch layer of recovery board is to be applied where applicable. g. One layer of 60 Mil White TPO membrane is to be applied in accordance to manufacturer recommendations. h. The Contractor is to detail all roof penetrations and canales in accordance with manufacturers specifications. C. All warranties on product and labor are to be provided by the Contractor.
